Crowd Realty Advisors is a national real estate investment firm headquartered in Manhattan with regional offices in Austin, Texas, and Santa Barbara, California. Crowd Realty Advisors is the culmination of two seasoned real estate investment platforms (Austin Capital Advisors and Ground Lease Capital Partners) with a focus on two types of real estate in the retail sector: Retail properties located in dense urban neighborhoods which serve the immediate and everyday needs of the surrounding residents, and retail located near and adjacent to the nation’s universities and colleges. Our fundamental belief that these retails locations are less affected by the result of increasing online commerce, is central to our investment thesis. Crowd Realty Advisors key principals have a combined eighty five years of real estate investment experience, participated in over $3 billion of real estate transactions.
STEVE WALDMAN | Managing Partner
Prior to founding Crowd Realty Advisors Steven founded Ground Lease Capital Partners, LLC. where he represented both High Net Worth and Institutional Investors in the acquisition of Ground Leases and Lease Hold positions. In this capacity, Steve successfully transacted over $700 million in real estate. Notable transactions include the land under The Water Club Tower at The Borate Hotel in Atlantic City, NJ and the land under second largest research park located in the United States, Cummings Research Park, and Huntsville, AL.
In addition, Steve was the Co-Founder of Spectrum Advisors, a family of companies consisting of a Mezzanine Fund, a Title Insurance Agent, and a 1031 Exchange company.
Earlier his career, Steven was responsible for the New York 1031 Exchange practices for two Fortune 500 companies, First American Title Co. and Land America Title Insurance Co. In addition to managing the day-to-day operations of these divisions, Steven advised law firms, accounting firms, and investors on complex 1031 Exchange structures. In both positions, Steven was responsible for driving substantial revenue and transactional growth.
Steven is an active investor and operator of commercial real estate across North America, and worked on Wall Street for 10 years within top-tier investment banks where he managed the portfolios for High Net Worth investors and placed 144 transactions for the Principals of middle-market companies.
Steven has served on the board as fund raising chair person of the Mid-Hudson Valley Chapter of the Make-A-Wish Foundation.
DAVID ROTTMAN | Managing Partner
A former sports broadcaster, David has a diverse background in commercial and residential real estate, spanning nearly two decades. Prior to co-founding Austin Capital Advisors in 2011, a multifamily investment company which acquired and manages over 700 apartment units in Austin, Texas, David spearheaded the capital raising efforts for Harbour Realty Partners which acquired over $200 million in apartments nationwide. David lives in Santa Barbara, CA and works closely with the broker dealers and registered representatives who offer co-ownership 1031 solutions to their clients.
JIM GATLIN | Managing Partner
Founder and CEO of Austin Capital Advisors, Jim’s real estate investment experience includes the acquisition of $2.6 billion in real estate deploying capital as senior investment officer of Cypress Real Estate Advisors. His high-level expertise in allocating capital for state pensions, endowment, and foundations galvanized his belief that real estate barriers for small investors was greatly impeded.
TIMOTHY YOUNG | Advisor
Timothy has an impressive and successful resume of both institutional and entrepreneurial posts in real estate investment. Senior level tenures at Lehman Brothers and J.P. Morgan paved the way for his entrepreneurial ventures in commercial real estate investment, which include the creation and leadership of a successful boutique merchant banking firm in Hawaii, and the founding of two existing, but non-competitive commercial real estate companies.
DAVID LEVINE | Business Development Manager
David LeVine has over 30 years of experience in financial sales/marketing, project development / capital raise management, accounting and finance.
To date, David has worked with 25 real estate funds, private placement syndicator / sponsors and developer/owners, and has raised, co-managed or participated in the raise of over $900,000,000 in private placement and institutional investor equity. He also participated in the development of one of the first private placement Managing Broker/Dealers.
He has developed and managed over 50 full marketing and equity-raise campaigns, including co-managing the business development, marketing campaign and the project capital raise, usually through financial close. David has also participated raising investor equity for 40 separate, pre-existing equity-raise campaigns.
Programs and property types have included commercial real estate, mortgage, oil and gas, energy, renewable energy, and diversified fund programs. Exchange property types have included multi-family, student housing, retail, single tenant net lease retail / industrial, health care and single family residential portfolios.
David has co-managed the process of introduction, initiation and development for over a dozen of these company’s capital raise programs, including Reg A, Reg D 506b and Reg D 506c programs and sole ownership properties. He has worked with company owners, and executives throughout the development, marketing and sales process, and has managed or co-managed multiple sales and marketing teams.
He has developed and managed relationships with Financial Advisors, Registered Representatives, RIA’s, Family Office Investment managers and Institutional Investment Managers / Executives all over the U.S. He has also interacted, directly and indirectly with over 1000 high net worth and ultra-high net worth investors.
David obtained his BS in Business Administration/Accounting from San Diego State University, and holds FINRA Series 7, 31, 63, and 65 licenses.
